Kaleidoscope Villa was thoughtfully designed with four couples in mind, offering four equally appointed master suites, private entrances, individual balconies, and the convenience of a single-level layout. Set within the prestigious gated Ditleff Point community, this exceptional waterfront villa combines privacy, comfort, and effortless access to the beauty of St. John.
The villa sits on a truly private waterfront lot, with a custom stone pathway leading from the property directly to a secluded cove on Fish Bay. With limited public access, the cove offers unusually good snorkeling and a peaceful place to enjoy the Caribbean waters. Guests also have access to the gated Ditleff Point Homeowners’ beach, featuring a beautiful mix of sandy and pebble shoreline with both sunny and shaded areas.
Exceptional Outdoor Living
At the heart of the outdoor experience is a spectacular 40′ × 11′ heated infinity-edge pool, perfect for relaxing while taking in the surrounding views. A secluded private hot tub provides another peaceful spot to unwind, complete with music and beautiful scenery.
The expansive verandas offer plenty of space for dining, lounging, and enjoying the tropical surroundings, whether you prefer the shade or the sunshine. The Leeward Terrace is ideal for alfresco meals and features a large professional grill, perfect for preparing fresh local fish and enjoying dinner outdoors.
Four Luxurious Master Suites
Each of the four master suites features a cathedral ceiling, high-quality mattress and linens, private bathroom, flat-screen television, and its own furnished balcony. The thoughtful layout provides every couple with a comfortable and private retreat.
Each bungalow also features a connecting private door between its two bedrooms, which can be opened when families wish to conveniently monitor young children while maintaining separate sleeping spaces.

Rates & Availability
Payment and Cancellation Policies:
A deposit is due within 5 days of “requesting” your reservation in order to secure your reservation. Failure to make this payment subjects your reservation to cancellation without notice.
- If the reservation is outside 180 days, then a minimum of $2000 or 25% (whichever is greater) is due as the first deposit to secure your reservation.
- The next payment is due at 180 days prior to your arrival which will bring your total deposit to 50% of the total due.
- The remaining 50% balance is due 90 days prior to your arrival.
- If the reservation is outside 90 days but within 180 of your arrival- then the regular 50%/50% deposit is required.
- If the reservation is within 90 days, then the full amount is due.
If you cancel more than 90 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 percent of your total rent will be retained by Kaleidoscope Villa as full liquidated damages. Cancellations within 90 days prior to your arrival date will be subject to forfeiture of 100% rental fee. Refunds due to last-minute reductions in the total headcount originally booked will only be considered on a case-by-case basis when requested within 60 days of your arrival. Booking requests made within 90 days of your arrival require 100% to be paid within 5 days of the request. Cancellations may be made by the Villa owner due to unforeseen issues with the Kaleidoscope Villa, in which case Owners will offer a full refund or attempt to relocate reserved guests in a like-kind or better villa.
ALL RENTAL RATES AND SEASON DATES ARE ALWAYS SUBJECT TO CHANGE. Rates listed do not include GOVERNMENT HOTEL TAX (12.5 for U.S. Virgin Islands) or the refundable damage deposit.
House Rules
Check-In/Check-Out
Check-In — 3:00 PM
Early check-in may be available by advance arrangement if the villa is not occupied the night before.
If other guests are departing on the day of your arrival, you will not be able to enter the villa until it has been fully cleaned and prepared by our staff. Even if you arrive early, please do not enter the villa while preparations are underway.
If you arrive before check-in, your Island Host may be able to assist with luggage drop-off. In the meantime, enjoy some time in Cruz Bay—grab lunch at a nearby restaurant, browse the shops at Mongoose Junction, or pick up groceries and essentials at Starfish Market or St. John Market.
Once your villa is ready after 3:00 PM, you can settle in, relax, and begin your stay. We want your first impression of the villa to be just as wonderful as the rest of your vacation.
Check-Out — 10:00 AM
If you would like to stay later, please contact us in advance. We will be happy to let you know whether a late check-out is possible based on the arrival schedule of the next guests.
Before leaving, please help us prepare the villa for the next guests:
* Lock all windows and doors securely.
* Return all villa keys as instructed.
* Leave the villa neat and tidy.
* Dispose of all trash and garbage at the nearest **St. John trash dumpster**.
* Do not leave garbage in or around the villa upon departure.
* If you prefer, we can arrange in advance for our Island Hosts to take the garbage to the dumpster for an additional fee.
* Please hang wet towels rather than leaving them in a pile. The warm, humid island climate can cause towels to become musty or mildewed quickly.
* Please leave any remaining **perishable food items in the refrigerator**. Our housekeeping team will appreciate it.
Our housekeeping team will take care of stripping the beds and laundering the bed linens and towels after your departure.
Pool Safety
PLEASE — NO DIVING IN THE POOL
The pool is approximately 5 feet deep, with a shallow seating area of only 18 inches along the edge. It is not deep enough for diving, and diving could result in serious injury.
For everyone’s safety:
* Please supervise children and adults around the pool at all times.
* No running around the pool, decks, or wet areas.
* Exercise extra caution when surfaces are wet.
* The tile floors inside the villa can become very slippery when wet.
* Please walk carefully and keep the pool and surrounding areas safe for everyone.
💧 Pool & Spa Water
Our pool and spa feature a state-of-the-art saltwater system that converts salt into chlorine to sanitize the water.
The system provides a more comfortable swimming experience with:
* Less noticeable chlorine odor
* Water that is gentler on the skin
* Reduced dryness and itching
* No handling of concentrated chlorine products
You may notice that the water has a slightly salty taste, which is completely normal with a saltwater system.
🧹 Pool Maintenance
The pool is generally cleaned and serviced thoroughly before your arrival. A pool net should also be available on the pool deck for removing leaves or other small debris during your stay.
If a pool or maintenance service person arrives at the villa unexpectedly:
Please do not allow them inside until you have confirmed their identity with us. Call us while they wait outside so we can verify that they are authorized to enter.
If the timing is inconvenient or interferes with your plans, you are welcome to ask them to return at another time. We can generally coordinate a more convenient service time for you.
Your Safety Comes First
Please use good judgment around the pool, supervise children closely, and always walk—never run—around wet surfaces. A little extra caution helps ensure everyone enjoys a safe and relaxing stay.
Water Conservation
💧 Every Drop Matters
WATER CONSERVATION IN THE U.S. VIRGIN ISLANDS IS VERY IMPORTANT
Our villa’s only source of water is rainfall, which is collected from the roof and stored in cisterns beneath the home. Because our water supply depends entirely on rainfall, we kindly ask every guest to help conserve water during their stay.
A few simple habits make a big difference:
* Turn off faucets when water is not actively being used.
* Flush toilets only when necessary.
* Please keep showers short.
* Avoid letting water run unnecessarily.
* Report any plumbing issues immediately, including dripping faucets or toilets that continue to run.
🚽 Toilets & Plumbing
The villa uses an eco-friendly, self-contained septic system. Because the system is designed to be environmentally friendly, it is also particularly sensitive to items that do not belong in the plumbing.
Please flush toilet paper only.
Do not flush:
* Personal hygiene products
* Wipes
* Paper towels
* Foreign objects
* Any other items that could damage or clog the septic system
Your cooperation helps prevent plumbing problems and protects the villa’s septic system.
🧺 Laundry & Dishwasher
The villa provides two complete sets of washers and dryers for guest use, plus an additional set reserved specifically for housekeeping.
Please help us conserve our limited water supply by minimizing laundry during your stay and only running the dishwasher when you have a full load.

Villa Maintenance
🏡 Keeping Your Villa Beautiful
We take great pride in keeping the villa clean, comfortable, and well maintained throughout your stay. Routine services such as landscaping, generator maintenance, pest control, repairs, and other property maintenance are generally scheduled when the villa is vacant whenever possible.
If a service visit is required during your stay, we will make every effort to notify you in advance. When possible, we can also reschedule services to better accommodate your plans.
If an unfamiliar service person arrives at the villa, please contact your Island Host to confirm their identity before allowing them access. If you are unable to confirm their visit, you are welcome to ask them to wait outside or return at another time.
🧹 Maid Services & Cleaning
Your villa is thoroughly cleaned and prepared before your arrival by a dedicated housekeeping team whose care and attention we greatly appreciate.
For stays of one full week or longer, we provide one mid-week linen service.
If you would like additional pampering, daily maid service is available for approximately $150–$200 per day, depending on the size of your group.
If you would like to leave a gratuity for your housekeeper, tip envelopes are provided on the kitchen counter.
🗑️ Garbage & Trash Removal
Because of the secluded locations of private homes and the nature of the island’s roads, door-to-door trash collection is not available.
To keep the villa fresh and prevent unwanted insects and critters, please:
* Bag your household garbage securely.
* Take garbage to one of the nearby dumpster bins along the road toward Cruz Bay.
* Dispose of trash regularly rather than allowing it to accumulate inside the villa.
* Please do not leave a week’s worth of garbage at the villa when you depart.
If you would prefer not to handle trash removal, we can arrange this service in advance for $50 per trip for small loads.
🏊 Pool Maintenance
The pool is professionally cleaned and serviced once each week, typically just before your arrival.
A pool net should be available on the pool deck for removing leaves and other small debris between professional services.
Both the pool and spa use a state-of-the-art saltwater purification system, eliminating the need for routine manual chlorine additions. The pumps are operated by automatic timers to circulate and filter the water regularly.
🌿 Exterminators, Gardeners & Repairs
We make every effort to schedule pest control, gardening, repairs, and other maintenance work during villa vacancies.
If a service must take place while you are staying with us, we will do our best to **notify you beforehand** and coordinate the timing around your schedule whenever possible.

Our goal is to maintain the villa to the highest standard while ensuring that maintenance causes as little disruption to your vacation as possible. If you ever have questions about a service person or maintenance visit, please contact your Island Host for assistance.

We loved our week in your amazing home. We cook while we are here and this is so easy in the well-stocked kitchen, love your pool and hot tub. spent quite a bit of time watching the turtles from the pool. Thank you for the beach equipment, we utilized the chairs and shovels. Pretty windy during our stay but so glad to be here on Saint John. The North beaches were snorkelable since it was windy on this side, but favorite is Maho Bay with the rays and turtles. Francis Bay was good too. We enjoyed a few nights at the Windmill Bar for sunset – but the sunset is better here. We come for vacation, but Kaleidoscope feels like home away from home.

My 3rd visit to the villa didn’t disappoint! This was the first time it’s a Girls Trip and we all chilled for the entire visit. My goal is to find three more girlfriends and book for next year. This was my 4th visit to kaleidoscope, but it’s the first time as a “girl’s only” trip. I have stayed in all four bedrooms, and I can say that each one has its own special views. This home continues to WOW me! I will never get tired of the views. This place is so special. We’re leaving today and I’m already getting sad.
